La hipoteca de tasa fija a 30 años promedió 3.49% en la semana que terminó el 20 de febrero, dos puntos básicos más que la semana anterior. Al mismo tiempo el año pasado, la hipoteca de tasa fija a 30 años promedió 4.35%, casi un punto porcentual más.

Antes del movimiento ascendente en las últimas dos semanas, las tasas hipotecarias cayeron durante tres semanas consecutivas al nivel más bajo desde octubre de 2016.

El entorno de bajas tasas de interés ha hecho más que causar un aumento en las solicitudes de préstamos hipotecarios. Esto ha aumentado la confianza de los constructores de viviendas.

La hipoteca de tasa fija a 15 años también aumentó dos puntos básicos en la última semana a un promedio de 2.99%, según Freddie Mac.

Mientras tanto, la hipoteca indexada a tasa variable a 5 años cayó tres puntos básicos a 3.25% en promedio.

La reciente disminución en las tasas hipotecarias ha provocado un nuevo aumento en la demanda de refinanciamiento y desencadenó la temporada de compras a principios de la primavera, ya que los estadounidenses buscan capitalizar la deuda de bajo costo.

Pero el entorno de bajas tasas de interés ha hecho más que causar un aumento en las solicitudes de préstamos hipotecarios. También aumentó la confianza de los constructores de viviendas. En enero, la actividad de permisos para nuevas viviendas alcanzó su nivel más alto en más de una década.

"Esta es una buena señal para el mercado inmobiliario, que se está quedando sin existencias", dijo Sam Khater, economista jefe de Freddie Mac.
